The Summer Maintenance Checklist for Portland Rental Properties

Summer is the busiest season in Portland-area rentals: peak leasing traffic, back-to-back turnovers, and the year's best weather window for exterior work. It's also when small deferred-maintenance items quietly become expensive ones. Here's the checklist we work through on the properties we manage — use it to protect your own investment this season.

Exterior: Use the Dry Window

Portland's dry months are short. Exterior projects that sit until September often wait until next year.

  • Roof and gutters. Inspect for moss, lifted shingles, and debris now — moss treatment and minor repairs done in summer prevent winter leaks. Clean gutters before fall rains arrive.
  • Paint and siding. Look for peeling paint, soft trim, and failed caulk around windows and doors. Summer is the only reliable season to paint in the Pacific Northwest.
  • Decks, fences, and walkways. Check for loose boards, wobbly railings, and trip hazards. These are both a liability issue and a curb-appeal issue during leasing season.
  • Landscaping and irrigation. Overgrown vegetation against siding invites moisture and pests. Confirm sprinkler timers are set appropriately and watch for water waste that shows up on utility bills.

Systems: Beat the Heat (and the Rush)

  • Cooling. More Portland-area tenants expect functioning AC or heat pumps than ever. Service units and replace filters before the first heat wave, when every HVAC vendor's schedule fills overnight.
  • Water heaters. Summer turnovers are a convenient time to flush tanks and check temperature/pressure relief valves.
  • Smoke and CO detectors. Test at every turnover and document it. It's cheap insurance and an Oregon habitability requirement.
  • Dryer vents. Lint-clogged vents are a leading cause of residential fires. Clean them annually — turnover is the easy time.

Turnovers: Speed Without Shortcuts

Summer is peak moving season, which means vacancy costs are highest exactly when demand is strongest. A disciplined turnover process matters:

  1. Pre-move-out walkthrough to scope work early
  2. Same-week make-ready scheduling with trusted vendors
  3. Professional photos and listing the day the unit is rent-ready
  4. Consistent application of written screening criteria

Every day a summer vacancy sits unlisted is money you don't get back. The difference between a 5-day turnover and a 25-day turnover on a $2,000/month unit is over $1,300.

Interior Checks Worth Doing Mid-Lease

For occupied units, summer is a good time for a scheduled (properly noticed) maintenance visit:

  • Check under sinks and around toilets for slow leaks
  • Confirm bath fans work — poor ventilation causes the mold complaints you'll hear about in November
  • Look at caulking in tubs and showers
  • Note tenant-caused issues early, while they're small conversations
